Important Note To Applicants

Application and Holding Deposit
Properties are taken as seen unless specific requests or items are confirmed in writing at the time of the application. The nominated lead tenant will be the main point of contact for the duration of the Tenancy and will take decisions on behalf of all tenants named, this includes allowing access to the property, tenancy decisions, and deposit deductions.
We will provide all applicants and guarantors a copy of our draft tenancy/guarantor agreements, “Government How to Rent” guide, terms and conditions, Unihomes terms and conditions and Deposit Scheme information once an application has been approved, all property certificates are available upon request, and will be provided prior to check in.
Once we have received the information required, and your application approved (subject to contract), we will ask for a holding fee to be paid, this will be calculated at upto 1 x weeks rent. By paying the holding fee applicants acknowledge that the holding fee is paid as intention to occupy the property (subject to contract and referencing). In paying the holding fee, applicants understand and agree that 29 Homes Ltd will proceed with obtaining the appropriate Tenant/Guarantor references to include credit, residency, and employment checks. The Tenant Fees Ban 2019 stipulates that 29 Homes Ltd must enter into a Tenancy Agreement within 14 days of you paying the holding deposit. However, by being accepted and sending the holding deposit the applicants agree that the holding deposit is kept by 29 Homes Ltd until the start of the tenancy.
Should applicants decide not to continue with the Tenancy, or tenants or their guarantors have CCJs, or are refused an acceptable reference, the holding fee will be retained in full by 29 Homes Ltd. Should 29 Homes Ltd withdraw at any time, for reasons not relating to the above, the entire holding deposit will be returned to you.
The holding deposit amount will be deducted from the monies due to 29 Homes Ltd to commence the Tenancy, which will be upto 5 weeks rent deposit (upto 6 weeks rent for properties over £4000pcm) and advance rent, this amount will be due no less than 4 weeks prior to the start date of the tenancy, the rent will then be due monthly on the calendar date the tenancy commenced. (For example start date 5th of August = 5th of each month going forward to pay rent). We do not accept the reposit scheme. All monies must be paid in advance to allow occupancy of the property.
Where applicants choose to instruct Unihomes as their bill package provider, they agree to terms and conditions of Unihomes and agree that 29 Homes Ltd are not liable or responsible for quality, changes or amendments to services.
Applicants further acknowledge that this fee does not obligate 29 Homes Ltd to let this or any other property to them should 29 Homes Ltd decide not to proceed with this application or Tenancy prior to the start date even after agreements have been signed by both parties. Applicants accept the amendment to the holding fee terms as outlined above.
At the commencement of the Tenancy and handover of property keys, all applicants agree that every step of the referencing and application process remains subject to contract.
29 Homes Ltd provide part furnished properties, we reserve the right to change décor, furniture, and items within the property prior to the commencement of the Tenancy. We will only provide as standard the following items, bed, mattress, desk, chair, hanging storage, fridge/freezer, oven/hob and washing machine, any other items are considered additional and not as standard through all our properties. We do not provide cleaning materials, or other kitchen items, however we will provide a “what to pack” list which will advise you of items tenants may wish to purchase.
A full inventory of the property will be completed by an independent party, no later than 1 hour prior to the start of the tenancy, you will be provided with a copy of this within 7 days from the start of the tenancy, tenants are then invited to make any comments within 3 days of receipt, after that the document is deemed as accepted as is.

Tenant Fees
£50 – Tenancy Changeover / Tenant amendment (upon written request, per tenant and subject to contract and at the discretion of 29 Homes Ltd. This is not available after month 6 of the tenancy)
Right to rent check (for all non-UK passport holders)
If you do not hold a UK passport, we will require you to provide us with a “Right to Rent” code. We cannot proceed with the application without this.
You’ll need your date of birth and details of one of the following
- Your biomentric residence permit
- Your biometric residence card
- Your passport or national identity card

Identification required for every applicant and guarantor
In accordance with The Money Laundering and Terrorist Financing (Amendment) Regulations 2022 we require two forms of identification for each Tenant and Guarantor.
